Greece implements new spatial planning framework for tourism
Greece has introduced a new Special Spatial Planning Framework for Tourism, establishing stricter regulations for tourism investments, particularly on islands facing saturation. The framework categorizes 1,031 municipal units into five distinct groups based on their level of tourism development and pressure.
In highly pressured areas, the plan imposes stricter rules, including potential caps on the number of beds and requirements for larger land areas for new units. The framework emphasizes the 'carrying capacity' of destinations, assessing whether local infrastructure and natural resources can sustain additional growth. It also opens the door for local restrictions on short-term rentals and strengthens environmental requirements for new projects.
For islands in Group II, which includes Tinos, Mykonos, Paros, Santorini, Milos, Syros, and Ios, new investments are not prohibited but must adhere to tighter constraints regarding size and capacity. In Tinos, development must now align more closely with the island's scale, landscape, and cultural identity to protect its traditional settlements and natural environment.
