Greece launches Home Renovation program with subsidies up to €36,000
The Greek ministries of National Economy and Finance and Social Cohesion and Family have published the implementation guide for the ‘Home Renovation’ (Anakainisi Katoikias) program. Part of the 2021–2027 NSRF, the initiative has a total budget of €500 million and targets low-to-middle-income households.
Participants can receive subsidies covering 70% to 95% of eligible costs, with a maximum cap of €36,000 per residence. An additional €2,500 is available for supportive services, such as engineering fees. The program requires a mandatory combination of renovation works and mild energy upgrades, aiming to improve the energy class of a property by at least one level.
Eligible works include renovations to kitchens, bathrooms, flooring, and doors, as well as electrical and plumbing installations. Energy upgrades cover items such as thermal insulation, window frames, heat pumps, and solar water heaters. To qualify, properties must have been legally constructed with building permits issued before December 31, 1990, and must not exceed 120 square meters (or 150 square meters for large families).
The program prioritizes bringing closed homes back into the housing market. Owners of closed properties must commit to long-term rentals of at least five years and are prohibited from using short-term rental platforms like Airbnb. The application process will be managed electronically through the Technical Chamber of Greece (TEE) platform, with submissions for closed homes expected to open before those for primary residences.
