Greece offers transfer tax exemptions for first-time homebuyers

In Greece, individuals purchasing their first home may qualify for a significant transfer tax exemption under specific conditions. This benefit is available to natural persons, including married or single adults and partners in civil unions, provided they reside permanently in Greece or intend to settle there within two years of the purchase.

Eligible groups include Greek citizens, citizens of EU and EEA member states, recognized refugees, and certain third-country nationals with long-term residency. Specific provisions also extend to certain diaspora groups from Albania, Turkey, and former Soviet Union countries. Additionally, a spouse undergoing legal separation may qualify if divorce proceedings were initiated at least six months prior to the purchase.

The exemption applies to different property value thresholds: single individuals can claim exemption for properties up to €200,000, while those with a disability of at least 67% may qualify for properties up to €250,000.
