Greece offers up to 16,000 euros in tax breaks for home renovations
Property owners in Greece can access income tax reductions of up to 16,000 euros for renovation, energy, or functional upgrades performed during 2026. This tax benefit is distributed equally over five years, meaning a maximum reduction of 3,200 euros per year from 2027 through 2031.
To qualify, all expenses for labor and materials must be supported by legal documentation and paid exclusively through electronic banking methods, such as credit cards, bank transfers, or IRIS. Documentation must include the taxpayer’s and property’s tax identification numbers (AFM and ATAK) and a clear description of the goods or services.
In cases of co-ownership, the maximum expenditure limit and the resulting tax reduction are distributed proportionally based on ownership shares. If the eligible tax reduction exceeds the taxpayer's actual tax liability for a given year, the surplus cannot be refunded, offset against other tax obligations, or transferred to a spouse.
