Greece proposes new rules for small-scale construction permits
The Greek Ministry of Environment and Energy is proposing legislative changes to the ‘Nikolaos Tagaras’ Spatial Planning and Building Code. The bill, currently under public consultation until October 24, aims to redefine the rules for small-scale construction works that can be completed with simple approval rather than a full building permit.
Under the new regulations, the installation of autonomous heating systems will only require simple approval. Similar provisions apply to works on buildings included in the Strategic Contract Development Program or those funded by the Recovery Fund.
However, certain works will still require a standard building permit. Notably, sheds (stegastra) will no longer be exempt from the 25,000 euro financial limit per horizontal or vertical property. Other works requiring simple approval include specific soil testing following archaeological clearance, the placement of prefabricated homes for vulnerable groups or refugees, and certain agricultural pumping installations.
