Greece revives 29 historic Xenia hotels through new investment
The Hellenic Republic Asset Development Fund (ETAD) is implementing a strategic revival plan for the historic ‘Xenia’ hotels across Greece. These 29 properties, which served as symbols of Greek hospitality and modern design from the 1960s through the 1980s, are being reintegrated into the country’s tourism development policy.
ETAD is managing the portfolio through long-term leases to private investors aimed at the restoration, modernization, and reopening of these sites as contemporary tourist units or cultural spaces. As of the current strategy, 13 properties have already been leased, with four more in the contract signing phase. The plan aims to accelerate the maturation and utilization of these assets through 2026 and 2027.
The initiative seeks to boost regional economies and promote ‘slow tourism’ by utilizing the hotels' prime locations, which are organically integrated into local landscapes. This approach aims to shift focus from mass tourism toward high-quality, experience-based travel that connects visitors with local identity and heritage.
