Greece to launch Spiti Mou 3 housing program with 2 billion euro budget

The Greek government is preparing to launch the ‘Spiti Mou 3’ program, a low-interest mortgage initiative aimed at helping approximately 20,000 individuals, couples, and households purchase their first home. Expected to take effect between late December 2026 and early January 2027, the program has a budget of 2 billion euros.

Key changes from the previous ‘Spiti Mou 2’ iteration include expanded eligibility criteria. The maximum age for applicants has increased from 50 to 55 years. Additionally, the maximum property value has risen to 300,000 euros from 250,000 euros, and the maximum loan amount has increased to 230,000 euros from 190,000 euros. The program can cover up to 90% of the property value.

Income limits have also been adjusted to accommodate more families. For single individuals, the limit is now 25,000 euros. For married couples, the limit is 35,000 euros, with an increased family income supplement of 7,000 euros per child. For single-parent families, the limit is 39,000 euros. The program also provides additional square footage allowances for families with more than four children.

Despite these expansions, market research suggests potential challenges in urban areas like Athens and Thessaloniki. High demand and limited supply of affordable housing—particularly properties built after 1980—may make it difficult for some applicants to find suitable homes within the new budget constraints.
