Greece to launch Spiti Mou 3 housing program

The Greek government is planning the “Spiti Mou 3” program, a 2 billion euro initiative designed to facilitate the purchase of first homes. The program is expected to activate in January 2027 and could benefit between 17,000 and 20,000 households.

Key changes in this cycle include expanded eligibility criteria to address rising real estate prices. The maximum property value for inclusion has increased to 300,000 euros, up from 250,000 euros. Additionally, the maximum loan amount has risen to 230,000 euros from 190,000 euros, with financing potentially covering up to 90% of the property value.

The age limit for participants is also being raised from 50 to 55 years. Income thresholds have been adjusted to include increases for families with children, aiming to provide more flexibility for various household structures in a high-cost market.
