Greek 'Σπίτι μου ΙΙ' and 'Ανακαίνιση Κατοικίας' housing programmes near full allocation
Two EU‑funded Greek housing schemes are reaching the end of their budgets in August. The "Σπίτι μου ΙΙ" programme has already approved more than 15,000 housing loans worth over €1.8 trillion, using about 95 % of its allocated funds before the deadline.
The companion "Ανακαίνιση Κατοικίας" programme has attracted over 150,000 applications, with more than 77,000 properties classified as eligible. The scheme gives priority to "closed" houses – vacant dwellings that have been idle for years – and requires owners to commit the properties to long‑term rentals for five years, impose a three‑year locked rent, and ban short‑term rentals.
Only roughly 10 % of the applications for "Ανακαίνιση Κατοικίας" come from owners of closed houses, while the majority (about 90 %) are from occupied homes. Stakeholders have raised concerns about the possible extension of the three‑year tax exemption on first‑home rents, the lack of further reductions in rental tax rates, and the fact that the EU‑wide credit‑rating certificate does not cover rental transactions in Greece.
