Greek islands luxury villa market sees price surge amid strong foreign demand
Demand for high‑end vacation homes in Greece’s Aegean and Ionian islands remains at historic highs, driven primarily by foreign buyers seeking privacy, panoramic views and energy‑efficient properties. Engel & Völkers Greece CEO Giorgos Petras says investors now look for “absolute privacy, unobstructed views and a harmonious connection with natural beauty,” adding that architectural innovation, top‑quality construction, energy performance and sustainability are becoming critical purchase factors.
The latest Engel & Völkers report maps the most valuable island markets. Mykonos leads with prices of €7,500‑€12,000 per m², followed by Antiparos at €6,800‑€10,200, and Paros at €5,500‑€10,000. Other islands show strong price bands: Santorini €4,500‑€8,000, Syros €2,500‑€5,000, Kea €3,500‑€7,000, Kythnos €4,500‑€6,500, Lefkada €3,800‑€3,900, and Corfu €3,200‑€3,600 per m². Buyers mainly hail from France, Germany, Switzerland and Israel. The firm expects the upward trend to continue as international interest in Greek island real estate stays robust.
