Greek law 5313/2026 lets owners correct property data and tightens Airbnb short‑term rental rules

Law 5313/2026, published in the Greek Government Gazette, amends the upcoming Property and Land Registry (MIDA). It permits owners to correct the real surface area of their properties in form E9 without fines or retroactive ENFIA charges, with any tax due to start in the 2027 fiscal year. The measure is projected to encourage participation by hundreds of thousands of owners and increase public revenues, while the Federation of Taxpayers objects to a provision that would multiply late‑reporting fines to €500.

The same legislation introduces new restrictions on short‑term rentals in central Athens and Thessaloniki. From 1 July, new registrations for short‑term accommodation will be suspended in defined municipal districts, and owners must secure an active Short‑Term Rental Registry number (AMA) before that date to retain rental rights. Transfers of properties with active AMA may lose the rental permit, except for inheritances. The changes are expected to affect property values and the Airbnb market in those areas.
