Greek luxury home market reaches record €6.11 billion demand in H1 2026

The Greece Sotheby’s International Realty market report for the first half of 2026 shows that demand for luxury residential properties in Greece surged to €6.11 billion, a 35 % increase over the same period in 2025 and 19 % above the five‑year average. The median value of properties sought rose 28 % to €2.95 billion, while the average value per enquiry climbed to €5.89 billion from €5.12 billion a year earlier. Buyers are larger and better funded, with greater institutional participation and stricter property appraisal standards.

The report also notes that the brief Iran‑Israel conflict in early 2024 had only a modest short‑term effect: enquiries fell about 5 % in the first 20 days of the crisis but the overall demand value remained 36 % higher than in the comparable 2025 period, and the market quickly recovered in the following weeks.
