Greek real estate prices expected to rise with ‘Spiti Mou 3’ program

The upcoming third phase of the ‘Spiti Mou’ (My Home) housing program is expected to drive significant increases in Greek real estate prices due to heightened demand and low supply. Expected to launch in early 2027, the program features expanded eligibility criteria compared to its predecessor, ‘Spiti Mou 2’.

Key changes include broader income limits for families with children (up to €35,000 per couple plus €7,000 per child), an increased age limit of up to 55 years, and higher caps for purchase costs (up to €300,000) and financing (up to €230,000). Additionally, families with children may select homes exceeding 150 square meters.

Lefteris Potamianos, president of the Panhellenic Federation of Real Estate Agents Associations, suggests the program will maintain high price levels for mid-sized properties between 70 and 120 square meters. However, the age of eligible properties is expected to remain restricted to those built no earlier than 2007, a factor market experts believe could have further expanded demand if changed. The program involves approximately €2 billion in loans to be distributed through banks.
