Grândola leads Portugal’s coastal luxury housing market with highest price per square metre

According to an Idealista analysis of the second quarter of 2026, the municipality of Grândola in Portugal’s Setúbal district recorded the highest average price for luxury homes on the coast, at €14,286 per square metre. The premium is driven by strong demand for upscale developments in nearby areas such as Comporta, Melides and Carvalhal.

The report placed Castro Marim in the Algarve in second place with an average of €12,626 per square metre, a 4 % rise from the previous year, and Loulé third at €10,804, up 19 % annually. Other top‑ranking municipalities include Lisbon (€8,484) and Cascais (€7,971). The study notes that the supply of luxury properties is shrinking even as interest grows, especially in exclusive zones like Quinta do Lago and Vale do Lobo, often referred to as the “Golden Triangle.”
