Portugal coastal luxury housing market

Overview

Analyses of Portugal’s premium coastal real‑estate market for the second quarter of 2026 show that the municipality of Grândola in the Setúbal district recorded the highest average price for luxury homes, at €14,286 per square metre, outpacing traditional hotspots such as the Algarve, Cascais and Lisbon. This premium in Grândola is driven by strong demand for upscale developments in nearby areas including Comporta, Melides and Carvalhal. Castro Marim followed at €12,626/m², representing a 4% annual rise, and Loulé at €10,804/m², up 19% annually. Lisbon and Cascais were priced at €8,484/m² and €7,971/m² respectively.

Developers are responding to a shift in buyer priorities toward long‑term health and accessibility, incorporating wellness‑focused features such as circadian‑responsive lighting, filtered‑air systems, acoustic insulation, cold‑plunge pools, infrared saunas and dedicated fitness spaces, as well as step‑free access and wider doorways.

Data from the real estate portal Idealista indicates a significant concentration of high-end listings, with over 19,000 homes priced above €1 million, primarily located in the Lisbon and Faro districts. Lisbon holds the highest volume of luxury advertisements with 9,310 listings. However, potential buyers face tightening credit conditions due to new Bank of Portugal regulations. These include a maximum debt-to-income ratio of 45% and the end of 100% financing for those trading existing homes. Banks anticipate a potential 10% decrease in new loan grants as a result of these restrictions.
