Hanoi primary‑market apartments see 46% price jump and absorption fall to 50%

One Mount Group reports that the average price of newly launched primary‑market apartments in central Hanoi reached about 121 million VND per square metre in the second quarter of 2026, a 46 % rise from the same period in 2025. Supply grew to roughly 9,300 new units – a 23 % year‑on‑year increase – with 69 % of the stock in the high‑end segment. The luxury tier added about 2,900 units, up 95 % year‑on‑year, driven largely by the reopening of a large central‑city development.

Transaction volume slipped to around 7,100 primary‑market sales, down 3 % from the previous quarter and 8 % from a year earlier. The absorption rate for new projects fell to about 50 %, marking the third consecutive quarter of declining uptake. The report attributes the slowdown to heightened buyer caution amid persistently high prices and rising financing pressures.
