Vietnam real estate: supply gaps and rising bond pressures

The Vietnamese real estate market is facing intensifying financial and supply-side pressures. While structural shifts continue as investors prioritize construction quality and developer reputation, a severe shortage of affordable housing persists. The Ho Chi Minh City Real Estate Association (HoREA) continues to advocate for the inclusion of ‘affordable commercial housing’ in the amended Law on Housing to support middle-income residents. HoREA has highlighted a drastic decline in this segment, noting that commercial housing projects fell from 92 in 2017 to just 6 in 2024, with no affordable commercial apartments recorded between 2021 and 2024.
In the social housing sector, concerns regarding preferential loans remain a focal point. In Ha Tinh, residents of a pilot project in Thanh Sen Ward expressed fears that the Vietnam Bank for Social Policies (VBSP) had exhausted its 2026 budget. VBSP officials have clarified that this is a temporary mismatch between high demand and capital allocation, noting that the Ha Tinh branch disbursed 336.2 billion VND to 439 customers in the first eight months of the year.
Adding to these challenges, the sector is facing significant corporate bond maturity pressures. FiinGroup reports that nearly 175,000 billion VND in principal bond repayments are expected between August and December 2026, a 20% increase year-on-year. The real estate sector bears the heaviest burden, accounting for approximately 66% of the total bond value due for repayment in this period. In August 2026, real estate companies faced 6,400 billion VND in maturing bonds, a 144% increase from the previous month. Major obligations include Thai Son Construction Investment Company (1,900 billion VND) and Hung Thinh Land (1,800 billion VND).
