Hanoi's 100‑Year Urban Plan Targets Satellite Cities to Reshape Real Estate Market

Vietnam's capital has unveiled a 100‑year urban master plan that moves toward a multi‑pole structure, highlighting satellite zones such as Hòa Lạc, Gia Lâm, Đông Anh and Tây Hồ Tây. Officials say the plan will profoundly reshape Hanoi's real‑estate map and usher in a new growth cycle for these peripheral districts.

Nguyễn Quốc Anh, Deputy General Director of Batdongsan.com.vn, explained that long‑term zoning now weighs heavily on buyer decisions; a survey of more than 1,000 property consumers showed 96 % acknowledge the plan’s impact on transactions. Re‑planning is driven by three pressures: deterioration of older urban areas, social‑environmental strains (density, traffic, pollution, lack of green space), and the need to stay economically competitive.

The plan cites examples from Shanghai and Seoul, where re‑development boosted GDP, per‑capita income and foreign investment while reducing population density in city cores. Hanoi anticipates similar economic and demographic benefits from its own satellite‑city strategy.
