Hellenic Rail Estate to transform Greek railway stations into multi-use hubs

GAIAOSE is transitioning into a real estate entity known as Hellenic Rail Estate, aiming to transform Greece's major railway stations into multi-use urban hubs. The strategy shifts the perception of railway property from mere transport infrastructure to high-value real estate capable of generating revenue through commercial, tourism, office, cultural, and entertainment uses.

Special urban planning, environmental, and traffic impact studies have already been submitted for the country's four largest stations: Larissa Station and the old Peloponnese Station in Athens, Piraeus Station, and the New Passenger Railway Station of Thessaloniki. These studies aim to establish clear land use and construction terms.

The next steps include public consultations and the issuance of Presidential Decrees to facilitate competitive exploitation. Hellenic Rail Estate plans to initiate Public-Private Partnership (PPP) processes or concessions for these four central stations by the end of the year. In Athens, the plan involves integrating the Larissa and Peloponnese stations into a single large-scale development project featuring restored historic buildings, dining areas, offices, and cultural spaces.
