Hellenic Rail Estate rebranding and development

GAIOSE has rebranded as Hellenic Rail Estate, a strategic transformation designed to focus exclusively on the management of railway real estate. The company reported that the maturity of its key assets increased from 20% to 60% over a two-year period, with its portfolio value rising from 153 million euros in 2023 to an estimated 177 million euros by 2025. The portfolio includes approximately 590 residences and a student dormitory in Thessaloniki.

The organization aims to transform major Greek railway stations into multi-use urban hubs capable of generating revenue through commercial, tourism, office, and cultural uses. Urban planning and environmental studies have been submitted for four major locations: Larissa Station, the old Peloponnese Station in Athens, Piraeus Station, and the New Passenger Railway Station of Thessaloniki.

To facilitate this development, the company plans to initiate public-private partnerships or concessions by the end of the year. In Athens, the strategy involves integrating the Larissa and Peloponnese stations into a single large-scale project featuring restored historic buildings, dining areas, and cultural spaces.
