Home builder sentiment declines amid rising costs and interest rates
Home builder confidence is facing significant downward pressure globally due to rising interest rates, inflation, and increased construction costs. In the United States, the NAHB/Wells Fargo Housing Market Index fell to 29 in October, marking its lowest level since June 2012. Builders cited mortgage rates exceeding 7%, high energy prices, and increased costs for materials and construction loans as primary drivers of weakened buyer traffic.
In the United Kingdom, research from the Home Builders Federation and Quantum Development Finance indicates that 96% of small and medium-sized enterprise (SME) builders are hesitant to invest in new developments. Approximately 61% of these SME builders expect to start fewer construction projects over the next three months. Key obstacles include development viability issues caused by new taxes and levies, planning delays, and low buyer confidence.
