Housing market expected to transition to sustainable growth

Analysts at Jefferies suggest the rapid housing market boom seen during the pandemic is transitioning toward a more sustainable growth phase. While the surge in home sales and record-setting median prices have created significant affordability challenges, several factors are expected to moderate the market.

Key drivers include a potential correction in the housing supply-demand gap. After a decade of underbuilding that resulted in a shortage of approximately 2.5 million homes, increased construction activity is expected to help meet demand. Additionally, rising mortgage rates are beginning to slow the pace of growth compared to previous years.

In specific regional markets like Idaho, home values continue to show varied growth. Data indicates that while increasing mortgage rates have slowed overall growth, certain cities continue to see price increases. For example, in Idaho, locations such as Salmon and Roberts have seen one-year price increases ranging from 6.0% to 6.8%.
