While the median U.S. home-sale price increased 1.9% year-over-year to $400,649, many prospective buyers remain on the sidelines due to economic uncertainty and elevated costs. Recent data highlights a divergence in market trends. While broader momentum shifts toward buyers due to improving inventory and price cuts, certain segments remain highly competitive. Approximately 25.9% of recently sold U.S. homes closed above their asking price, up from 25% the previous year, driven largely by demand for move-in-ready, “turnkey” properties in desirable neighborhoods. In specific regions like Massachusetts, single-family home sales declined in the first five months of 2026 due to weather, interest rates, and geopolitical uncertainty, though growing inventory has raised hopes for increased activity during the fall selling season. By mid-September, U.S. existing home sales fell for the third consecutive month in August, dropping 2% from July to a seasonally adjusted annual rate of 3.98 million units—the slowest pace since June 2025.
