Housing market trends show price shifts in Racibórz and Żywiec

Recent data from notarial deeds reveals diverging trends in the housing markets of Racibórz and Żywiec.

In Racibórz, apartment prices have seen a real decline. The secondary market experienced a 5.4 percent drop, the deepest in its subregion. The median price for all transactions in the city stands at 5,002 PLN per square meter, which is 17 percent below the median for typical Polish municipalities. While the primary market is 37 percent more expensive per square meter than the secondary market, the median total prices remain nearly identical because new apartments in Racibórz are significantly smaller, averaging 41 square meters compared to 49 square meters for older units.

In contrast, Żywiec shows a higher price point with a median of 6,534 PLN per square meter, placing it 8 percent above the national municipal median. In Żywiec, the primary market is approximately 6 percent cheaper than the secondary market, with a median of 6,181 PLN per square meter compared to 6,571 PLN. However, current developer offers in the area are significantly higher than historical transaction medians, with some new investments listed at approximately 11,760 PLN per square meter.
