Hungary homes gain millions from air‑conditioning and Balaton property premiums

A recent Hungarian housing study finds that fitted air‑conditioning raises property values by 5‑10 million HUF (about 8 % on average). In Budapest, air‑conditioned apartments sell for roughly 105 000 HUF per square metre more, adding about 5.3 million HUF to a 50 m² flat. In county towns the premium is higher, around 124 000 HUF per m² (≈6.2 million HUF per 50 m²), and in small settlements the difference can exceed 10 million HUF. Only 1.1 million of Hungary’s 4 million households have a cooling system, while installation costs range from 1‑2 million HUF.

Around Lake Balaton, median prices sit at 890 000 HUF per square metre, roughly 18 % above the national average of 750 000 HUF. Prices rose 16.8 % over the past year, slightly slower than the 18.7 % national increase. Sales take longer, with an average listing period of 144 days versus 95 days nationwide, and buyers typically negotiate a 5.6 % discount compared with the asking price, versus a 3.5 % discount elsewhere. Investor demand dominates the market: 62 % of Balaton buyers are investing, compared with 20 % nationally, and the buyer profile skews older and more entrepreneurial. Houses account for 60 % of Balaton transactions, higher than the 50 % share nationwide.
