Hungary suspends high-priority housing projects for review

The Hungarian government, led by the Tisza administration, has announced a suspension of certain high-priority real estate developments under the Otthon Start Program (OSP) until December 31. Transport and Investment Minister Dávid Vitézy stated that projects lacking valid building permits will undergo review to ensure they meet quality, environmental, and infrastructure standards.

The decision aims to address concerns that previous regulations disproportionately benefited specific developers and failed to guarantee adequate public services or sustainable housing. While projects with existing building permits will continue, those in the planning stages face uncertainty. This includes major developments such as the Láng factory area project.

Financial data indicates that the Otthon Start credit program has seen significant demand, with mortgage and personal loan contracts accounting for nearly 90 percent of new bank lending. However, analysis shows that 76 percent of Otthon Start loan recipients belong to the top income quintile, leading to criticisms that the program primarily supports wealthy citizens rather than those in need.
