Hungary's Balaton region sees slowing buyer demand amid high prices and limited loan support

The Balaton area remains Hungary's most expensive vacation‑property market, but interest has softened since the 2021 peak. Average prices stay around HUF 1.2 million per square metre, creating a steep entry barrier for buyers.

A large share of Balaton listings are classified as holiday properties, which are ineligible for the state‑backed Otthon Start housing loans. Banks therefore require down payments of 30‑40 % on market‑based mortgages, or buyers must resort to less favourable unsecured credit.

Nearby Velencei‑tó shows a different trend: price growth has stalled with a modest 1 % annual decline, and the lakeside is increasingly treated as part of the Budapest‑Székesfehérvár agglomeration. Buyers are mainly seeking permanent homes, priced between HUF 931 000 and 1 million per sqm. Here, the Otthon Start programme enjoys higher per‑capita uptake, with average loan amounts (≈HUF 35 million) surpassing local housing prices in some districts. About 70 % of new housing loans are issued under the 3 % state‑supported scheme, according to the latest Magyar Nemzeti Bank report.
