Hungary's new apartments average 30‑40 million HUF, with Lake Balaton region most active
Hungary’s new‑construction housing market remains heavily concentrated in Budapest and Pest County, which together hold more than half of the total supply. Nevertheless, the Lake Balaton area—particularly Somogy, Veszprém and surrounding counties—shows the highest per‑capita availability of new units, driven by lakeside developments. Other regions with notable activity include Hajdú‑Bihar, Győr‑Moson‑Sopron, Bács‑Kiskun, Csongrád‑Csanád and industrial centres.
Prices vary widely. The cheapest square‑meter rates, under 800,000 HUF, are found in Békés and Nógrád, while most of the country sees around 1 million HUF per sqm. Budapest’s average stands at 1.79 million HUF, closely followed by Veszprém (1.70 million) and Somogy (1.61 million). A new studio can be purchased for roughly 30 million HUF in smaller towns, but a two‑room flat typically requires at least 40 million HUF. Premium lake‑front projects can exceed 500 million HUF.
The market share shifted slightly between May and April, with Somogy’s proportion decreasing modestly while Győr‑Moson‑Sopron and Csongrád‑Csanád increased their share of national supply.
