India real estate demand for healthcare and hospitality to surge by 2035

India is projected to see significant growth in the healthcare and hospitality real estate sectors through 2035. According to reports by CBRE South Asia, the healthcare sector will require an additional 2.6 billion square feet of real estate to accommodate approximately 2.9 million new hospital beds. This expansion is necessary to bridge the gap between India’s current capacity of 1.6 beds per 1,000 people and the global benchmark of 3.3 per 1,000.

Simultaneously, the hospitality sector is expected to require between 120 and 125 million square feet of organized space, translating to an addition of 190,000 to 210,000 hotel rooms. This demand is driven by rising incomes, infrastructure development, and shifts in travel preferences toward business, leisure, and spiritual tourism. The hospitality sector has transitioned from post-pandemic recovery into a sustained growth phase, with increasing demand for premium and luxury stays.
