Spain and Portugal face severe housing supply and rental market crises
The housing market in Spain and Portugal is facing severe strain due to supply shortages, rising costs, and legal uncertainties. In Spain, the Sociedad Española de Alquiler Garantizado (SEAG) reports that recovering a property after non-payment now takes an average of 11 months, with complex cases exceeding two years. Meanwhile, in regions like Andalusia, a deficit of over 22,000 homes was recorded in 2025, highlighting a growing gap between demand and available affordable housing.
