Structural defects in Chilean housing developments

Overview

Residents in different regions of Chile are reporting significant structural defects and living condition issues in newly constructed or subsidized housing.

In Castro, nineteen families at the Antucuyen II complex have filed a lawsuit against the Chilean State. The legal action, entered in March 2026, concerns homes delivered in late 2024 by the construction company AVIFEL. A report commissioned by the residents attributes the damage to soil capillarity, which has resulted in moisture and mold since the first winter season. Residents claim that previous repairs by the construction company were merely superficial “patchwork” solutions, such as painting over affected areas. The Service of Housing and Urbanization (Serviu) and the Ministry of Housing and Urbanism (Minvu) have been formally notified of the lawsuit.

In Iquique, residents of the Sotomayor building are experiencing severe flooding and potential structural failures. Reports indicate that water is leaking through walls and rising from floors, causing the destruction of furniture and household items. Neighbors have expressed concerns regarding the integrity of the building’s roof, and residents note that the issues are spreading to multiple floors.
