Italian student housing rents fall in major cities amid shifting demand

HousingAnywhere’s International Rent Index for Q2 2026 shows rooms remain the most affordable student option, with an average of 6.6 interested students per listing, up 3% year‑on‑year. Across Europe, room rents fell 4.6% on average; in Italy, prices dropped 4.6% in Bologna (620 €/month) and 3.1% in Rome (630 €/month). Turin was the only city where room rents rose, increasing 3.8% to 540 €/month.

Studio (one‑bedroom) rents fell more sharply: Rome saw a 17.9% decline, Milan 6.0%, Florence 6.3% and Bologna 4.4%, while Turin experienced a 15.3% increase. Other European cities recorded studio gains, notably Barcelona, Valencia, Cologne and Prague.

Search activity on HousingAnywhere grew 15% in May and 19% in June, reflecting heightened pre‑academic‑year demand.

In Trieste, the regional agency ARDiS allocates student housing through several residences, including Casa dello Studente sites and the modern Campus X, which offers 290 furnished rooms with gym, kitchen and study areas. Capacity for the 2026/27 academic year is already full, leaving a waiting list. Additional options such as Rifugio Cuor di Gesù and private colleges provide further accommodation choices for students.
