Italy reports over 40,000 eviction orders in 2024
In 2024, Italian judges issued over 40,000 eviction orders, according to data from the SoloAffitti Study Office. Approximately three-quarters of these orders were attributed to rent arrears or similar causes.
While 81,054 execution requests were submitted to bailiffs—including those stemming from previous years—the number of evictions actually carried out stood at 21,337. This indicates a significant gap between judicial rulings and the physical handover of properties.
The data highlights growing economic difficulties in the housing sector. About 37% of tenants identified rents exceeding their budgets as a primary obstacle in finding housing, while 74% of landlords reported experiencing unpaid rent during their leasing history.
Regarding the management of arrears, 43% of cases involved initiating eviction proceedings, 33% were resolved through direct agreements with the tenant to vacate, and 17% involved spontaneous returns of the property with outstanding debts still owed. Only 7% involved the activation of guarantees or insurance policies.
