Jerez housing market faces rising rents and purchase prices

In Jerez, Spain, the housing market is experiencing a significant imbalance as rising costs outpace supply for many residents. Over the last five years, the average rent for an 80-square-meter property has increased from approximately 550 euros to 880 euros. Similarly, the price per square meter for new construction has risen from 1,405 euros to over 2,256 euros.

While the city maintains a level of construction activity and possesses available land, the cost of building has driven prices upward. Belén de la Cuadra, the Delegate for Urbanism and Housing, noted that rising construction costs are a primary driver of these increases. This trend has created a gap where new developments fail to meet the needs of lower-income individuals, leading to a growing demand for subsidized housing (VPO), with the registry of applicants reaching approximately 5,300 people.
