Spain housing prices rise 12.2% in second quarter of 2026
Housing prices in Spain rose by 12.2% year-on-year during the second quarter of 2026, according to data from the National Statistics Institute (INE). This marks the 49th consecutive quarter of price increases. While the overall growth rate showed a slight deceleration compared to the previous quarter, the market remains under pressure due to high demand and limited supply.
There is a notable divergence between property types. Second-hand housing prices increased by 12.9% annually, while the growth rate for new construction moderated to 7.4%, its lowest level since early 2023.
Regional variations were significant. Ceuta recorded the highest increase at 15.2%, followed by Asturias (15%), Castilla y León (14.8%), and Aragon (14.6%). In contrast, Navarra saw the lowest growth at 9.5%, and the Basque Country recorded a 10% increase. In the Region of Murcia, prices rose by 14.4%, with new housing seeing a particularly sharp 12.6% increase.
