León province leads Spanish rental returns, while Galicia municipalities see growth

A study by Idealista shows that buying a property to rent in Spain’s León province delivered a 5.8% return at the end of Q2 2026, slightly under the national average of 6.5% but well above the 10‑year State bond yield of about 3%. The return is higher than in major cities such as Madrid (4.7%) and Barcelona (5.2%). Office space in León yields 6.9%, commercial premises 9%, and garages 5.5%.

In the Galician municipalities of Lalín and A Estrada, the rental market generated more than €6.5 million in 2024, an 11.6% increase over the previous year. The number of rented properties rose to 1,613, with average monthly rents of €331 in Lalín and €353 in A Estrada. Gross yields reached 5.6% in Lalín and 6.2% in A Estrada, while non‑habitual rentals command higher rents but fewer units. Both areas report high occupancy, with properties rented for over 340 days per year.
