León’s short‑term rental supply jumps 68% as second homes make up nearly 40% of housing
A recent study shows the supply of homes offered for short‑term rental in León increased by 68% over the past year, placing the city among the fastest‑growing markets in Spain. Nationwide, seasonal rentals rose 13% and now account for 29% of all rental units, while the stock of long‑term rentals fell slightly.
In the broader Castilla y León region, second residences represent 38.3% of the housing stock, with 1.36 million dwellings recorded. Of these, 697 000 are primary residences, 521 000 are second homes, and about 141 000 are rented. Rental prices in the region are below the national average, and the gross yield on primary‑home rentals is 6.1%, compared with 5.4% across Spain.
