Lima real estate: Key factors for property appreciation

Real estate experts suggest that buying property in the planning stages does not automatically guarantee profitability. To determine appreciation potential, investors must analyze specific factors behind pricing and market conditions.

Data from CODIP’s Real Estate Data Analytics unit shows significant price variations in Lima as of June 2026. In Lima Norte, the average price rose from S/ 3,710 per m2 for projects in the planning stage to S/ 4,338 per m2 for immediate delivery units, representing a difference of approximately 17%. During the construction stage, the average was S/ 3,812 per m2.

Diego Guimel, CEO of Grupo Guimel, emphasizes that while the timing of a purchase is a critical variable, investors must understand what supports value increases. Key evaluation criteria include the price per square meter relative to similar properties in the same area, the project stage, environmental changes, demand behavior, and the specific investment objective. In Lima, average prices per m2 were reported at S/ 8,512 in Lima Top, S/ 7,113 in Lima Moderna, and S/ 3,784 in Lima Norte.
