Lima real estate market trends and challenges
Overview
The real estate market in Lima presents various financial considerations for both prospective homeowners and investors. For first-time buyers, significant hurdles exist regarding down payments, which typically range from 10% to 20% of a property value, alongside additional notary, registry, and tax expenses. Recent data from CODIP’s Real Estate Data Analytics unit highlights significant price variations across districts as of June 2026. In Lima Norte, average prices per square meter were reported at S/ 3,784, while Lima Moderna averaged S/ 7,113 and Lima Top reached S/ 8,512. In Lima Norte specifically, prices rose approximately 17% from the planning stage (S/ 3,710 per m2) to immediate delivery (S/ 4,338 per m2). In the residential sector, 86% of homes sold in Metropolitan Lima and Callao during the first half of 2026 were in the planning or construction stages. This high volume of off-plan sales underscores the importance of developer reliability and after-sales service. Experts, including Diego Guimel of Grupo Guimel, note that profitability is not guaranteed by purchase timing alone; investors must evaluate the price per square meter, project stage, demand behavior, and environmental changes. Parallel trends are visible in the industrial and commercial sectors. The warehouse market saw a reduction in Type A vacancy rates, dropping from 4.8% at the end of 2025 to 2.4% in mid-2026. By the first half of 2026, Lima emerged as a regional leader for commercial demand, with Class A office space demand surging by 172.7%, concentrated largely in the San Isidro district. Additionally, logistics absorption in Lima grew by over 200% year-on-year during the first half of 2026, marking one of the highest increases in lease activity in Latin America.
