Lima real estate: Residential off-plan sales and industrial warehouse demand

The real estate and industrial warehouse markets in Lima, Peru, showed distinct trends during the first half of 2026. In the residential sector, CODIP reports that 86% of homes sold in Metropolitan Lima and Callao are currently in the planning or construction stages. This high volume of off-plan sales places significant importance on developer reliability and after-sales service to maintain consumer trust.

In the industrial sector, a report by RE Propiedades indicates that the warehouse market saw a reduction in vacancy rates. During the first half of 2026, 34,848 m² of new Type A warehouses were added to the inventory, primarily in the West zone. Total absorption reached 79,482 m², leading to a decrease in Type A vacancy from 4.8% at the end of 2025 to 2.4% in mid-2026. Approximately 85,000 m² of new warehouse space is expected to enter the market in the second half of the year.
