Medellín faces economic growth and housing challenges
Medellín is experiencing significant economic shifts driven by its creative industries and a growing tourism sector. The city's creative industries, comprising 3,829 formal companies, generate approximately $1.67 trillion annually, maintaining a 7% growth rate over the last decade. To bolster this, the Medellín Mayor's Office and the Chamber of Commerce are working to strengthen business connections and market opportunities through programs like Medellín Creativa.
However, this growth presents urban challenges, particularly regarding housing. The city faces a deficit of approximately 38,000 homes, while rental prices have surged significantly, rising up to 67% in El Poblado and 102% in Guayabal. This trend is linked to the rise of tourism; the city now has over 8,000 registered tourist homes and 629 lodging establishments. As tourism interest increases, local residents face rising costs and noise, prompting debates over the city's Territorial Land Use Plan (POT).
