Australian home prices plunge in July amid tax changes and higher rates

Australian property values accelerated their decline in July 2026, with national home prices falling 0.7 % – the steepest monthly drop since December 2022. The downturn was led by the two largest markets, where Sydney prices slipped 1.4 % and Melbourne fell 1.2 %. Analysts linked the slide to higher borrowing costs, three interest‑rate hikes this year and the May federal budget’s curbs on negative gearing and the capital‑gains‑tax discount for investment properties. The correction spread beyond the capitals. Cotality’s data showed Brisbane and Adelaide also recorded price declines, while Perth’s market flattened. Rental prices continued to rise, with median rents up more than $200 per week over the past five years.

New Zealand experienced a parallel, though milder, slowdown. The Cotality Home Value Index reported a 0.3 % fall in July, the lowest level in three years, and the Reserve Bank of New Zealand lifted its official cash rate to 2.5 % in early July, signalling further monetary tightening.
