Minha Casa, Minha Vida: irregular sales and subsidy rules

Authorities in Nova Iguaçu, Rio de Janeiro, have identified irregular attempts to sell Minha Casa, Minha Vida housing units before keys have even been delivered. More than ten illegal advertisements were found for apartments in the Villa Provance development, specifically within the Sergipe, Piauí, and Rio Grande do Norte condominiums.

Under the program’s Faixa 1 subsidized tier, selling properties during the 60-month contract period is prohibited. Such unauthorized transactions risk the loss of the property and the mandatory return of government subsidies. Buyers are warned that informal agreements do not guarantee legal ownership.

Regarding program benefits, families in the Faixa 1 tier who receive the Benefício de Prestação Continuada (BPC) or participate in Bolsa Família are exempt from monthly payments, receiving the property free of charge. This exemption applies to units produced with federal resources for families with a monthly gross income of up to R$ 3,200 in urban areas. While these properties are considered fully paid, beneficiaries must still adhere to all contractual regulations.
