Mumbai luxury housing market sees significant growth in H1 FY27
The Mumbai luxury residential market experienced a surge in activity during the first half of FY27, with 3,145 luxury property registrations totaling ₹32,623 crore recorded between April and September 2026. According to a report by Lighthouse Luxury and Zapkey, the market saw an average of more than 17 homes priced at ₹5 crore or more sold every day.
Growth was particularly strong in the second quarter, where registrations rose 10.5% and total value increased 17.1% compared to the first quarter. Ultra-luxury deals, defined as properties priced at ₹50 crore or more, more than doubled in the second quarter. Worli emerged as a leading area, accounting for approximately 17% of all luxury value with ₹5,558 crore in deals.
Major developers driving this volume include Godrej Properties, Oberoi Realty, and Lodha Developers. While the Mumbai Metropolitan Region (MMR) saw an 11–12% growth in sales value during Q2 FY27, broader market reports from Nuvama suggest the wider Indian housing sector faces challenges, including declining affordability and potential inventory buildup in the premium segment due to sales volume pressures.
