Mumbai residential real estate market trends
Overview
The Mumbai real estate market has shown significant momentum, characterized by high registration volumes and a growing demand for premium housing. In September, property registrations reached 12,622 units, marking a 14-year high for that month. This activity was bolstered by the Ganesh Chaturthi festival, which saw a 22 per cent increase in registrations compared to the previous year.
By the first half of FY27, the luxury residential segment experienced a surge, with 3,145 luxury property registrations totaling ₹32,623 crore between April and September 2026. Data indicates an average of more than 17 homes priced at ₹5 crore or more were sold daily. Growth accelerated in the second quarter, where ultra-luxury deals—defined as properties priced at ₹50 crore or more—more than doubled compared to the first quarter. Worli was identified as a leading area for luxury value, accounting for approximately 17 per cent of all deals.
