Spain housing prices hit record high amid new regional development projects

Spanish housing prices reached a historic record in the second quarter, rising 12.5% year-on-year to an average of 2,355 euros per square meter. According to data from the Ministry of Housing and Urban Agenda, this marks the sixth consecutive quarter where prices have exceeded 2,000 euros per square meter, surpassing levels seen during the previous real estate bubble. Homes built within the last five years are the most expensive, averaging 2,736.6 euros per square meter.

Regional market trends show significant variation. In Ciudad Real, prices in the capital reached 1,742 euros per square meter, a 22.7% increase. Meanwhile, Tomelloso saw a 9.8% increase to 716 euros per square meter. In the Community of Madrid, prices remain the highest in the country at 4,089.6 euros per square meter.

In other developments, the Community of Madrid announced the creation of BIOSUR, a biomedical research and innovation foundation set to begin operations in 2027. The project will involve hospitals in Alcorcón, Fuenlabrada, and Móstoles, alongside the Rey Juan Carlos University. Additionally, in Murcia, the Acciona group is set to begin rehabilitating the abandoned Espinardo residential complex to transform it into a 20,000-square-meter technological city and the future headquarters for the Regional Agency for Digital Transformation.
