Netherlands housing and energy costs analysis
Recent data from the CBS and research by Berenschot highlight shifting trends in Dutch housing and energy expenditures. In 2024, first-time homebuyers spent approximately 26.3% of their disposable income on housing costs, compared to 22.9% for those moving to new homes. Mortgage amounts vary significantly by age; buyers aged 40 to 45 secured the highest average mortgages at €419,691, while those aged 20 to 25 averaged €296,345.
Regarding energy, a proposed time-dependent grid tariff aims to alleviate pressure on the electricity network caused by the rise of heat pumps, electric vehicles, and solar panels. Research suggests that between 53% and 64% of Dutch households could pay less than the projected €637 annual fixed grid fee by 2030 under this new system.
The impact of these tariffs varies by residence type: approximately 79% to 83% of apartment dwellers are expected to benefit, whereas 77% to 84% of residents in detached houses may face higher costs due to increased electricity consumption from electrification.
