Netherlands housing market trends show rising costs and inheritance impacts

Recent data from the Netherlands highlights significant trends in the housing market regarding costs, demographics, and the impact of inheritance on home ownership.

In the second quarter of 2026, first-time homebuyers paid an average of €407,000 for their first home, with average mortgages remaining stable at approximately €347,900. Statistics show that the average age of homebuyers decreased following tax exemptions for young buyers. Private renters among first-time buyers face the highest financial pressure, spending an average of 35.1% of their disposable income on housing costs.

Research from the Centraal Bureau voor de Statistiek (CBS) also indicates that receiving an inheritance of €50,000 or more significantly influences housing behavior. Individuals receiving such inheritances are more likely to move, opt for purchased homes rather than rentals, and transition into larger or detached properties. For example, among those who moved after receiving a large inheritance, the proportion of residents in detached houses rose from 15% to 29% within three years.
