Netherlands private sector rents rise toward 2,000 euros

Private sector rental prices in the Netherlands rose in the third quarter, with the average monthly rent reaching 1,914 euros. This represents a 2% increase compared to the previous three months and a 4.4% increase year-over-year, outstripping both inflation and house purchase price growth.

The rental market is experiencing a contraction, with the number of available rental properties decreasing by 12.9%. Data indicates that the sale of former rental properties is shifting toward the most expensive segments; nearly 32.7% of sold rental homes now command rents above 2,000 euros, up from 21.3% a year ago.

Jasper de Groot, director of Pararius, noted that the 'Wet betaalbare huur' (Affordable Rent Act) may be having the opposite of its intended effect. He stated that since its implementation, approximately 76,000 rental homes have disappeared from the market due to owners selling their properties, partly driven by changes in taxation (Box 3) making rentals less profitable.

To secure an average rental home priced at 1,914 euros, tenants are typically required to demonstrate a gross monthly income of at least 5,742 euros, which is three times the monthly rent.
