Netherlands rental prices rise by 4.4 percent in July

Rental prices in the Netherlands increased by an average of 4.4 percent in July compared to the previous year, according to data from Statistics Netherlands (CBS). This rate represents a slowdown compared to the increases seen in 2024 (5.4 percent) and 2025 (4.9 percent).

In the social housing sector, which is largely managed by housing corporations, rents rose by an average of 4.4 percent. In the private sector, the average increase was slightly higher at 4.5 percent.

CBS Chief Economist Peter Hein van Mulligen noted that the average increase appears higher than the regulated maximum because of tenant turnover. When a new tenant moves into a property, landlords are not bound by the standard annual increase limits and can set higher rents. For existing rental contracts, the average increase remained lower at 3.8 percent.

Geographically, Rotterdam experienced the highest average rent increase at 4.7 percent, while Amsterdam, Utrecht, and The Hague saw increases ranging between 4.3 and 4.5 percent.
